Job Description: Job Purpose
Planning, supervising, and participating in the installation, maintenance, repair, replacement, testing and calibration of all platform heating, ventilation, and air conditioning (HVAC) systems. Systems include split, window and central and include a range of industrial chillers, compressors, air dryers, associated control systems, ducting and cabling.
Key Result Areas (Key Accountabilities)
  1. Supervise the activities of all HVAC and planning personnel. Manage, coach, teach and mentor tradesmen, identifying Competency, training requirements and Personnel, Developing opportunities.
 
  1. Support / Coordinate with support engineer and vendor to resolve existing faults in air conditioning / ventilation systems, identifying faults, providing supporting data, propose required changes in control, specification, or design parameters if any, specific to the system.
 
  1. Supervise or carry out troubleshooting of complex and more routine faults ensuring every effort is made to obtain route cause failures. Ensure that maintenance schedules are adhered to, records are updated and that all activities are carried out in accordance with company's Health, Safety and Environment policies and applicable Original Equipment Manufacturers (OEM) maintenance and engineering procedures or guidelines.
 
  1. Aim to maintain high quality of maintenance, plan and supervise the day-to-day
maintenance, repair, removal, and replacement of a wide range of heating, ventilation, and air conditioning (HVAC) systems components. supervising the activities of Company employees, contracted technicians, and vendors.
 
  1. Receive and review all HVAC requests for the assigned field location. Determine and enter work request requirements in terms of manhours, skill levels, materials and equipment required and assign criticality. In cases of criticality/equipment breakdown, liaise with production and operation support to immediately respond to production requirement.
 
  1. Receive and plan the preventive maintenance work program of work orders.
Arrange the daily schedule, determine necessary skill levels, allocate work to technicians, and arrange for support services, materials and/or test equipment.
availability. Ensure the quality of Task Risk Assessments (TRA) and Permits to Work (PTW) are sufficient to pass to the Permit Specialist / Production Supervisors for subsequent approval / issuing. Clearly define the work scope, and expectations, Monitor the progress of HVAC work, providing advice and guidance on course of action to be taken and arranges for equipment testing and/or installation work to be inspected when required. Review completed work, check, and carry out start-up tests.
 
  1. Ensure that all work orders and check lists are completed with actual manhours taken, materials used, date job completed to provide maintenance history to be input by trade planner into the Computerised Maintenance Management System (CMMS). At the end of each shift, discuss work with the Maintenance Superintendent and update him on the current situation within the Unit, discuss problems requiring technical or logistical requirements and any delays in programs. Responsible for the maintenance of all section records, procedure, files, and drawings. Review stores and purchase requisitions for non-stock materials through the system.
 
  1. Participate in the planning and supervise the execution of major equipment/plant turnarounds and shutdowns for his discipline. Prepare work lists, review requests from Production, operation support and assist in the development of an overall work plan for the overhaul/shutdown in conjunction with Operations team. Participate in the recalibration, testing and start-up of overhauled / new equipment.
 
  1. Ensure that all activities of the unit are carried out in accordance with the Company's safety policies and procedures and applicable engineering standards. Ensure that all safety rules and regulations are fully explained to Company and contractor employees; that appropriate safety and protective equipment is ordered and stocked in the work unit; that safety notices are prominently displayed in all work areas; and that all accidents and incidents are efficiently investigated and analysed, including implementation of measures to avoid recurrence.
 
  1. Attend regular meetings with Production personnel, planning team and other maintenance supervisors to discuss work, set work priorities and to coordinate and schedule the day's activities. Update daily maintenance reports and discusses technical and manpower management issues with Maintenance Superintendents. Maintain good personal and working relationship with all other craft Supervisors.
 
  1. Review and update Preventative Maintenance (PM) procedures, drawings, project scope of works, and bill of materials.
 
  1. Participate in Company safety programs. Ensure own safety, safety of the team and plant is always maintained. No work is authorised that may affect any safety aspects.
 
  1. Carry the responsibility within company emergency response plan/ Incident management team (IMT) as required.
 
  1. Carry out regular PTW audits within the e-Vision system, at frequencies directed by requirements offshore.
 
  1. Supervise and/or carry out a range of other similar or related duties including:
  1. Monitoring and controlling the regular or ad-hoc use of contractors.
  2. Supervising the correct identification, use and where possible reclamation of spare parts and materials.
  3. Identifying the requirements to remove and replace equipment, liaising with the Return/Repair Workshops in Jebel Ali on all return work.
  4. Ensuring the ongoing development of staff.
 
  1. Ensure implementation of changes approved by Management of Change process (MOC) in their area of responsibility and liaise with Change Approval Form (CAF) coordinator for timely close out of the CAF.
 
  1. Review engineering work packs and provide appropriate feedback.
 
  1. Ensure Quality Non-Conformance (QNC) process is initiated whenever a situation is identified in his area of responsibility. Liaise with Quality Assurance (QA) specialist for resolution of any QNC.
 
  1. Ability to lead and join Incident investigation teams and work within the HSE Incident reporting system.
 
  1. Operate within framework of overall maintenance programs, determining the actual work content of work requests and setting priorities for work within programs. Operate in accordance with maintenance policy and applicable technical and industry standards, referring major problems, Technical or non-technical to the Maintenance Superintendent. Generate ideas to improve reliability and decide course of action to resolve instrument and equipment control problems. Work is subject to review and discussion.
